Triangle Equities purchased the 1.5 property at the corner of Hicks and Warren streets in Brooklyn, site of the historic St. Peter’s Church and its rectory and four-story school building. Triangle Equities envisioned a creative and adaptive repurposing of the New York City landmark. While keeping the load-bearing walls and columns in place, Triangle Equities added new floors to allow for more appropriate ceiling heights. Triangle Equities then added a small extension to the rectory in order to increase the overall square footage from approximately 40,000 SF to 90,000 SF, enabling the creation of 59 residential condominium units in the burgeoning Cobble Hill neighborhood.
The project required an approval by the New York City Landmarks and Preservation Commission in 2002, and construction began later that year. With an effective pre-sale marketing strategy, all units closed title within 60 days of the on-time construction completion in May 2005. Many of the residential units feature original elements from the church such as pillars and stained-glass windows, preserving the aesthetic of old world charm while providing modern residential conveniences.
